Teche Ridge is SMHA’s innovative master-planned $150 million Traditional Neighborhood Design (TND)/Smart Growth development that, when fully built, will bring approximately 600 homes, commercial property, and civic space to Iberia Parish. Teche Ridge features homes designed to reflect Louisiana’s history and cultures: a blend of Creole, Acadian, Caribbean and Victorian consistent with the vernacular of the New Iberia area.
Like other TNDs, Teche Ridge is an environmentally desirable neighborhood as it is a high-density, walkable community that saves agricultural land from sprawl. SMHA’s Teche Ridge is the first not-for-profit owned TND in which any profit earned remains in “the commons” by funding a Shared Appreciation model that makes income diversity possible through investment and equity.
SMHA broke the barriers to create this smart growth development and spent $10 million in the design and implementation of infrastructure. We started Phase 1-A by building four homes, the 1st sold the same week as the open house. We continued with more homes sold and the first commercial business until the new developer came on in 2025.
